My husband and I are closing Monday on a farmhouse built in 1860 on an acre. It has a beautiful view, a stream, and we’re next to horses and across the street from sheep. It’s a 40min commute but my husband loves the location and how quiet it is. We got it way under our budget, $175k. Low taxes.
It needs work, of course. Our contractor lives down the road and has already done work on the house, like renovating the bathroom and the stairs, and gave us a quote of around $40k for stuff like renovating the kitchen, repairing the sill and floor in the addition, improving drainage, replacing windows, replacing the roof, and a bunch of other odds and ends. We have the money for this. We have been saving for a long time.
Plus, they’ve done work: the well, septic tank, electrical, plumbing, stairs, and bathroom were all done. Plus the entire upper floor was replaced with local reclaimed wood. I thought there was a fair amount of work done, and from several inspections, it was done well.
My dad is adamant that the house is a waste and we can do better. He bought his house in 1990 for $107k in a nice neighborhood with a half acre, and it needed minimal work. He does not understand why we can’t find something similar and thinks we need to just wait it out. He is incensed that the sellers didn’t get their stuff off the property yet, he thinks the house is too old, he thinks wells and septic tanks are too risky, and he thinks it’s overpriced.
I don’t disagree that we’re taking a risk, but I also feel like it makes the most sense for us. I told him the alternative is a house that’s in the middle of our budget but will need updates anyway, or we’ll end up wasting it covering an appraisal gap, and we’ll be spending roughly the same amount either way up front. I told him it’s too expensive to live around him and my mom and he keeps telling me to just wait.
Anyway now this whole thing is soured and it sucks. Everyone is mad I’m moving 40min away and no one understands that we can’t afford to have the house we want closer to family. I like the house, I can afford it, and I have had many, many inspections by different professionals done, including a structural engineer. But I’m second guessing myself now and wondering if I should just wait.

I’ve been abroad for 8 years, a lot of that was backpacking and only in the last few years have settled into a full time job in one place (Australia) and built up credit ratings and begun saving more. There is a potential within the next year me and my partner will be moving back to the UK. I’m a carpenter and was going to attempt to get a small ‘self build loan’, yet I think it might be impossible to get because I didn’t realise credit ratings were not international..
Does anyone have any experience proving good credit from abroad?

Seeking a little guidance from those more experienced with properties containing multiple homes. For context, my wife and I are looking to buy a 24 acre plot with a stick built home and a double wide trailer both on the property. Unfortunately the mobile home doesn't have a permanent foundation and therefore it doesn't qualify for a traditional mortgage from our contacted lenders. Our realtor recommended we request the trailer convey free and be left off the loan. Meaning, we go with a loan that involves the primary residence only and accompanying land. Our plan would be to sell this trailer along with some surveyed off land shortly after purchase. Naturally work would go into this such as placing it on a permanent foundation. My question is, would this be considered a 'gain' and be eligible for taxes even though it was part of the property that we are purchasing. I will note that all of the funds from this purchase would be placed toward the mortgage on the other, stick built property. Thank you all in advance for any advice you may have.

2023.06.06 22:15 gregde81 Property with 2 homes, 1 a primary home and the second an short term rental, how do I account mortgage in Taxes?
I purchased this property a few years back that was 10 acres with a small farm home ~1400 sq/ft. We lived there for 3 years and then built a new home on a different part of the property which has its own driveway. When we purchased the property we went to the county office and combined the 9 acres + the 1 acre with the house.
Now that we are moved in, we plan to short term rental the other home, but currently it + the new build and property are all in a single mortgage. The rental house was included in the appraisal. My main question is do I allocate a % of the mortgage to offset my income from the rental property or how is that done.
As a follow up question, if I were to try and break this house out as a separate entry and possibly move it to a LLC, I would assume that I have to quit claim deed it to an LLC and would likely require a refinance of the original mortgage. That said I should have a enough equity in the property + new home to cover the existing loan amount. Ideally I would want to divide the debt so that I can lessen the payment on my primary home and then leverage mortgage for higher Cash on Cash return for my rental.

So I quit my job yesterday. I was a welder working in trailer manufacturing and had been there for just over 2 years. Going in, I knew that the pay wasn't going to be stellar, but they were willing to train me and it would get me out of customer service jobs.
When I got hired, I was told it would take 3 months to train into being a welder. I did it in 2. When we all had to get recertified (not AWS), I was 1 of 4 people that passed all 3 parts of the test on the first try. I was 1 of 2 (MAYBE 3) people on the entire site that can run the plas table and band saw. I had seniority over everyone left in my line and could handle just about any task in it.
The company had been hemorrhaging their tenured employees because of the pay and many lines were falling behind as few of the new people had more than 3 months on them. And so they started making us all stay later, even if our line wasn't affected, thus turning 10 hour days (5 days a week) into 12 hour days.
I had talked with my boss and asked after having been there so long and for all that I can do there, why I was only making $17/hr only to get a weak excuse about attendance, which he used on all the others that have been there a while. But I had been tracking it on my phone, and was absolutely nowhere near even getting a verbal warning. Meanwhile, many new hires are coming in at $21 when the quality of many of their welds could barely justify $15. But they came in at a higher rate because of the "market value." I tried explaining to him what all I contribute and that as a single father that I had to make more or that I'd look elsewhere as well as how I applied to multiple other positions within the company only to get ignored/dodged, but he wouldn't budge. And so he backtracked as to why I wasn't staying until 6, but he wouldn't listen as to why all the lines have fallen behind, how I can't justify staying that late for such low pay, or how it didn't seem to matter at all last time we had to stay so long as I haven't had a raise in over a year. He tried to be "gracious" and told me he'll drop one of my attendance points for leaving early. I told him if I point out, I point out, but I didn't tell him that I had already made up my mind on leaving.
To add to this, my line lead's last day was Friday, leaving for the same reason as everyone else. To effectively run the line, there should be a minimum of 8, ideally 10, but every time we lost someone no matter the reason, they were never replaced. We had 6 before the lead and I left. To make matters worse, 1 just started welding that week and she has yet to really learn the line, 1 is out for wrist surgery and will be gone for some time, and 1 (though he did pass his tests eventually) is absolutely terrible at welding and tends to throw tools at the walls, so he's pretty much relegated to installing axles and scraping the trailers before they go to paint. So effectively, there's only 1 person who is of much use to that line right now. The other guy who can run the plas table for sure is a lead in another line but has been running a forklift for much of his time as there's not enough drivers. So my line will likely be shut down and any other line that requires my work can't build those specific trailers for the time being. But I do wonder what that's going to cost them- my line built the big trailers you see typically hauling construction equipment, and those aren't cheap.
All I asked for was to be able to make ends meet and move out of my parent's house before I'm 40, not a megayacht. Those extra hours wouldn't have amounted to much after taxes and would only result in me in another line likely hindering the already slow new people as I'm not familiar with their product or fucking around because there's not enough machines to work with, so why stay? At least make it voluntary before it becomes a problem. And to think that with all I did there, I only made 25¢ more per hour than I did stocking shelves overnight at Albertsons- less so after you calculate the cost of insurance, union fees (at Albertsons) and the like.

I am wanting to model methane in a pipeline at high pressure to ultimately determine whether a valve in the line is causing choked flow.
I haven't used the NIST Real Gas Model before - is it just a case of using the TUI to load methane with its default properties, adding a mass flow inlet at the desired speed, pressure and temperature, and then solving? Or would I be better of using another real gas model?
On choking, I was thinking if the gas is modelled as real, then I should be able to ramp up my flow rate and no longer see an increase in pressure drop when I have gone beyond my choked flow limit. Is this correct?

Howdy y’all. A property manager I work with is asking me for an estimate on repainting the interior of a house. I’ve done a decent amount of exterior so I have a starting base rate for that based on home square footage ($1.50 per sq ft single story, $2.25 for second story). When I say base rate I mean starting base rate. Like my exterior examples doesn’t cover areas that need sanding and primer, shit tons of caulking, etc. Just the starting point then add to based on complexity, repairs, etc. I’m in the Pacific Northwest and I know pricing can vary.

Hey all.
Bought a home for 337k in 2021. 4.1% interest rate at 5% down. 30 year term.
Relator believes we can sell for 390k. Lived here only over a year so would be subject to gains tax.
My question is regarding renting it out due to the low interest rate. I could see myself moving back into this house years down the road while I rent for myself elsewhere.
My monthly mortgage is $1900 and I make 5.1k a month after taxes & deductions. The property tax in my area is super low and cost approx 1400 a year. The house I would rent for myself would be between 2.1k-2.6k. My house is brand new, just had everything inspected and everything is in excellent shape. The only thing I'm worried about is the period when there would be no tenant here. I'd use a property management agency. Still calculating what I'd rent this house out for. I live in a touristy area 1 mile from the beach, and similar houses in my area are rented out from 2.5-3k a month.
My question is even if I don't make a profit monthly due to the rent money being put towards my mortgage, and the additonal $ going towards the property management company & other fees that come with renting it out, would it still be a smart move? I feel like I'd be throwing away a decent interest rate, and this way if I do decide to sell approx 5 years from now and not move back, I could make more off the sale.
Big risk is no tenant which would = 4,500 monthly mortgage & rent expense assuming the house I rent is on the higher end. I have 25k in savings, and yes during these periods I could hold off on investments into 401k, HSA & crypto, that would bring about 800 more in to help me float by.
Keep going back and forth on what's smartest. Don't really have anyone to ask due to the relator obviously being biased towards selling.
