Hi all,
I bought a new build flat in August 2019 for £465k in England.
There were a number of snagging issues that I identified and reported within the statutory reporting period, some of these have been fixed to a good standard, some to a poor standard and some totally ignored.
I've continuously chased, with a paper trail since August 2019 regarding these outstanding issues, and I'm now at my wits end.
My specific query is how I assess the outstanding work. I understand I can have builder round to quote for work, but I don't want to waste their time to get 3 quotes and identify an average, plus some jobs are too small for one visit.
For clarity, some examples of outstanding work;
I thought to just submit a small claims court file for £10,000 as the decking alone will be approx £4k. Would I have a case without going out and seeking quotes to fix the work they've failed to?

~ General Recommendations (All Consoles) For Anyone Who Can't Decide ~

First off, I won't recommend big or famous games like Final Fantasy or Persona, this is more for lesser know, hidden gems, or just games where it's hard to find someone talking about them.

[Valkyria Chronicles]

[Valkyria Chronicles 4]

This one is really hard to explain through words alone, but just in case, the VC series is a World War 2 military setting story, where you act as the lead of a squad and take mission to drive back the enemy. The story is drama heavy and the gameplay is tactical turn-based, but it's mixed with real-time third person shooter.
You can also make your own army by recruiting different types of solders, training them and upgrading their gear. From rifles to tanks, this is a game you have to experience to understand.

[Wild Arms 1 & 2]

Great classics, and are now sold for dirt cheap, though even their full price is also a steal. If you're looking for great stories, and really interesting characters, combined with truly great puzzles, then don't miss on these 2 games. They started an entire series, and are classics for a reason.

[Digimon Story Cyber Sleuth: Complete Edition]

2 full games in 1. If you're a fan of the series then this is a must play, it dives into the lore more than a lot of the previous games, and also has one of the biggest Digimon rosters till to day.
Even if you're not into the Digimon series, if you're looking for your next fix of Capture/Evolve/Fusion -> Grind -> Capture/Evolve/Fusion -> Grind while you listen to your favorite podcast/music, then no need to wait anymore, with hours upon hours you can easily spend just grinding and completing the game's various content from side-quests, rare monsters, arena, and even tamer team fights. The gameplay is simple, which is a great way to keep your brain off, yet it still has challenge battles now and then to make sure you're doing your job grinding and raising your Digimons.

[ASTLIBRA Revision]

If you are still itching for side-scroller action JRPGs with a good loot system and a good story and world that you can sink your teeth into, then look no further. A game that was 14 years in development and an extra year to work on this remastered version, was more than worth it. The action is meaty and satisfying, the loot is great with each item having the potential of changing your fighting style, and just so much content to explore and have fun with.
Then you add to that fantastic art work by Shigatake of Vanillaware, he worked on games like Odin Sphere, GrimGrimoire, Muramasa: The Demon Blade and others. Then you finally throw in a huge amazing soundtrack, and when I say huge I mean HUGE. With all of that together you have a really great title that any action JRPG fan shouldn't miss.

[Atelier Ryza]

Ryza can be considered a big turning point for the series, mainly because it threw out a lot of old gameplay and story elements that were trademarks of the Atelier series. For starters, the entire sub-series is about Ryza and her friends, instead of the usual way where each title in the sub-series had a different main character. Then as you have noticed, it doesn't use time limits, nor does it have multiple endings. Then add the fact that the battle system switched from turn-based like it was in the entire series until now, to now being Active Time Battle system. Finally, while the Alchemy mechanics always changed between sub-series and games, Ryza has the biggest change in crafting mechanics since Atelier Shallie.
All of these changes, plus being a game with almost no fan-service and the one with good graphics, animations, and so many new different methods being added in how you gather resources, makes it a great starting point for someone who wants to dip their toe into the series and be see if it's something they might like.

[Utawarerumono] series

This fantastic visual novel style tactical game is one hell of a ride from start to end. If you're looking for a fantasy JRPG with amazing world building and an epic of story that expands three whole games, there is no reason to not get this whole series. Drama, Comedy, Mystery, Action, Horror, Fan-service, Betrayal, Revenge, Adventure, etc... This is the whole package here when it comes to story, world, and characters. Just don't expect it to be heavy on gameplay and combat.
Prelude to the Fallen is the first game story-wise, the 2nd game is Utawarerumono: Mask of Deception and after that is Utawarerumono: Mask of Truth.

[Rune Factory 4 Special]

Don't even think too long about it, a fantastic game and a great port too, so much you play it easily with mouse and keyboard or controller.
The characters are fun and lovable, the story is interesting, and most of all, the loop is very varied and enjoyable. So much to do:
  • Farming
  • Cooking
  • Monster Collection and Raising
  • Dating and Marriage
  • Dungeon Crawling
  • Blacksmithing and a deep weapon upgrading system
  • Fishing
  • Festivals
  • Town Management
  • House decorating
  • Resource gathering
  • Monster Mounts
  • Mastering different weapon styles
  • Mastering Magic
And so much more. Not to mention that everything you do has a level and so no matter what you spend the day doing, you'll always be leveling something and getting better.
Do you want a game where you can cook horrible burnt food, then take said food and use it as a weapon to beat bosses, and even have said bosses then till your farm and water your crops while you're out riding cows and fighting giant chickens the same time you're on date with your favorite NPC ? Then yea, RF4 got you covered. The only thing you'll miss, is sleep while playing this gem.

So this is the only place I am able to put a shed on my property. It was filled with large softball size landscaping rocks/grantie chunks. So we have large stone chunks paired with the base of a steep slope.
Previously I rented a small excavator to remove level some rocks and tore up a corrugated drain pipe. Replaced the pipe now back to square one. I had the top rated custom shed builder come out and deny me after a 6 month wait because of the terrain and apparently its too sloped because the whole driveway runs down hill.
I was thinking about:
pouring gravel / crushed stone / landscaping rocks on top of these larger rocks, then putting the shed base on there. can stick in some deck blocks and then run the wood beams on that? Would the stone pour over? Would i need to have a box that is set in the ground
If i were to dig a box it would be sitting on top of the stone chunks unless I dug a trench around , then set the box in that. then just fill in with gravel
Really appreciate any input here. photos via link.. i had some 4x4s and a couple bricks i threw down.

It baffles me that they put the shop for cards on the complete opposite side of the hub area from the deck builder and booster pack opening area. And I know what you’re thinking, you can get to the shop from the deck building table but even then, there’s 8 clicks to go from the start to buying and opening a new pack, it should be half that. Not to mention having another open prompt after clicking open.
This may sound like a nitpick but having to go through that process each and every time you want a pack gets tedious fast

2023.06.05 00:38 M6453 Best way to pull 3" screws from deck joists?

EDIT: meant nails in the title, not screws!
My deck has 4x4 railing posts set at standard railing height, and I'm looking to replace 3 of them with taller posts (6.5') to set up a privacy screen. The original builder used 3" nails to fix the posts to the deck frame (they are not ground contact) with about 6 nails on three sides (18 nails per post) into the joists and some cross pieces running at 90° to the joists (which are also nailed in).
I can get at the nails on the outside joists easy enough and pull up the floor boards to get at the rest, but I'm struggling to pull these nails out even with a nail puller with the dimpler. They're so sunk in it's hard to get a grip, and that's just the outside nails... The ones under the floor boards have even less leverage and access to try and dig the forks of the puller under the nail head.
Is there a better way to try and yank these? A proper pry bar or etc and do even more damage to the joist

The county claimed immunity but here are some of the issues with the house: virtually all foundation piers are over spanned, the piers that are there are not under load barring walls, so joists and girders are sagging. Over spanned joists, joists are not attached to girders adequately. Several feet of dirt needs to be backhoed away from the house to access the foundation which was not damp proofed, which will require moving back deck and ac unit as well (the deck has numerous code violation anyway). A large portion of the roof is framed with rafters that are over spanned by several feet and needs to removed and rebuilt to code. Undersized ridge board, improperly framed dormers, improperly attached LVL’s which were not approved by an engineer. A room built without footings or ventilation needs to be demoed and rebuilt. The rear wall of the garage was framed with a structural hinge, needs to be demoed and reframed. Siding was installed without proper required flashing, so it needs to be replaced and house repainted. Just got back from 11-day Mediterranean cruise on Celebrity Infinity. Thought I would share what we did and what learned and liked since this gets asked about a lot. Hope it's helpful :)
FYI-We prefer doing food and wine activities over sightseeing and touristy stuff, I will try to add things I heard from other passengers re: things we did not do. I am going to put he tour provider for each excursion for those who might want to book direct. Also, we sacrifice cabin class for good food and more expensive excursions to stay within our budget.

Barcelona- We embarked here and spent a few days prior. We were not prepared for the jet lag as we flew overnight and had one quick layover. We arrived midday and napped, but our schedules were off. I would recommend trying to stay up as long as you can and sleep at night, your normal time. Barcelona is seven hours ahead of the Midwest, where we live. Nevertheless, we rallied our middle-aged asses and had and an amazing time.
I pre purchased skip the line tickets for La Sagrada Familia and Parc Guell on separate days. We went at our scheduled time and did not wait. We stayed on Las Ramblas and took cabs there and walked back. Many people did hop on/off and that worked well. We also went to La Boqueria Market and bought little things from many stands and sampled a lot. Very fun and cool experience. Did a DYI tapas tour I put together on my own from just research. We did not know this, but Elton John was performing when were there and we got to go, which was amazing! Coldplay was also performing there so the city was crowded.
We stayed on Las Ramblas, which was close to the port, but I would recommend staying more inside the city. Our hotel was okay, clean, but not many amentities. Suited our purposes, but was loud some nights. Cabs and food are relatively cheap and easy.

Day 2- Marseille- We did a walking food tour through Shore Excursions Group since the Celebrity one was sold out. This was operated by a company called Do Eat Better Experience. There were six of us, the other 4, not on cruise. Was a four-hour tour and worth it. Went to places I would not have known about. Guide was ok, but not very interactive. We had a great time with the other couples.
We got off early to walk around before the tour which met at 11:30. However, shops and cafe's do not open up till later. I would recommend sleeping later and going into port later, if you dont have an excursion booked. By the time our excursion was over, the towns were buzzing. We took a cab from the port and back, but you can take a bus or shuttle, I believe. Very nice day.
Day 3-Nice (Villefranche)- We did a tour through Celebrity, called Destination highlights, Nice and St. Paul de Vence Village. This was operated by Intercruises Shoreside and Port Services. We tendered super quickly. This was great day and included a lunch at a Michelin starred restaurant and a wine tasting at Cave Bianchi in Nice. We also had plenty of free time to explore each place. The formula 1 racing was in Monoco so there were Ferrari's, Lambo's and other racecars all over the place. We were allowed to look and take pics which was cool.
The lunch and wine tasting were phenomenal. The beach at Nice was gorgeous and if we would have known we would have brought our bathing suit and towels to go there, rather than walk around in the town. You can easily take a cab there and go on your own without doing an excursion. This was an all-day tour. So were back on the ship in time to relax and eat in MDR and chill for the night. It was a great, great day. I will say the people and guides were not as friendly and helpful as in other places, but it's not really an issue and doesn't ruin anything, we just didn't expect it. Our guide in Nice as a little on the unprofessional side, but, to each their own.

Day 4-Florence/Pisa (La Spezia), Italy- We booked a tour through Celebrity called, Destination Highlight: Coast of Cinque Terre and Portovenere, operated by Aloschi Brothers. Our guide was absolutely incredible, probably the best one we have had. her name was Duna in case you ever do this privately. We had individual small receivers and ear buds so we could hear her perfectly. We started in Portovenere where there is the famous Church of San Pietro. Just amazing and stunning views. The town is charming, and we walked and sampled. Did not buy much, just some food to take home.
We then took a boat ride up the coast and ended at the last of the Cinque Terre Villages, Monterosso. I am so glad did this over the three-village tour by bus. The boat ride up the coast was just amazing, and I assume this villages were similar. Gorgeous village. Rather than fight the crowd we hiked up a steep hill to the just incredible Porto Roco hotel and ate an incredible seafood and pasta lunch. The views were fabulous, and we had it to ourselves. Great meal. There is also a small, but beautiful beach at Monterosso you can hang out on. This was our favorite day.
We did the Chef's table on Celebrity that night which was otherworldly. A lot of eating and drinking this day. Incredible day!
Day 5- Rome (Civitavecchia) We were never going to Rome, no desire to travel there and deal with the crowds. I booked a private car from We Love Italy to go wine tasing in Tuscany. We had a husband-and-wife couple, Paulo and Nicola driving us, and it was great. They were absolutely lovely, and it was a pleasure and privilege to be with them, so kind and generous. They have an open invitation to stay with us if they ever visit. They also took us to a village and beach in Capalbio and for lunch in Manciano-Saturina. Again, amazing food and wine. The boat left late so we had lots of time.
I heard Rome was not as crowded as some thought and some of our shipmates actually got a glimpse of the Pope at the Vatican, which is so special.

Day 6-at Sea- up by 7 :( and got a spot and the hot tubs after breakfast. Stayed by the pool most of morning, it was great weather. Lots of activities to do but we chilled. We did the Mixology class offered by Celebrity which was a blast. We were bartenders at Martini bar for a few hours learning to make and serve cocktails. So, so fun and crew and guests were great.
Day 7- Valletta, Malta: We did an excursion from Celebrity called, Destination Highlight: Seaside towns of Vittoriosa and Marsaxlokk. Operated by Sam Mifsud and Sons. The tour was so so, the best part being a trip for wine and food tasting. Do you guys sense a pattern? It was rather boring, I should have researched better on this one. The fishing village, Marsaxlokk was a basic tourist trap with a makeshift market and nothing open. Vittoriosa was nicer and where the restaurant was. They did set up a nice area and what was served was good. I think doing more on your own or going to Gozo or Limoncello tasting would be good. I looked after and there are some excursions that looked way better.
Day 8-at Sea- Very chill day. We did the Blendique Wine Class and the World Wine Tasting which we have done before. Both super fun with great people and crew. We did not eat much or go to pool.
Day 9- Santorini, Greece-We did an excursion through Celebrity called, Small Group Discoveries: Island Wine Tasting Experience, operated by Rhapsody Travel. Tendering ashore was organized and quick. Went to three wineries on the island and had food at each. Also visited black sand beach and red sand beach. the latter of which was spectacular. Very nice tour with not a lot of people. This also included our cable car tickets down. We ate lunch at a restaurant on the water, which I forgot the name, but it was good. There were 8 other ships there, so it got crowded, we left after lunch and waited a very reasonable hour for the cable cars down to the tender spot. Up tp this point it was nice day.
Due to something very upsetting I witnessed in the town, not cruise related, I will never, never, ever step foot on Santorini again. Not necessary to discuss as it was personal to me, and I don't want to cloud anyone else's experience or opinion.
We watched the famous sunset from the top deck and it did not disappoint. We avoided the very long lines to get back to ship at night.
Day 10-Mykonos, Greece: We did a Celebrity excursion called, Small Group Discoveries: Mykonian Cooking Experience, operated by Rhapsody Travel. People, I cannot tell you how great this was. We went to a private home or spiti. There 14 of us. Teta was our host and the home own. So gracious and generous. We learned so much and all interacted and prepared an authentic lunch and sat down to eat. She prepared dessert as well. It was around 4 hours. She was incredibly gracious and generous. Probably the second-best day we had. One of the best excursions we have ever done. I would do it again for sure.
We walked around Mykonos after and had ANOTHER lunch at a restaurant called Promenade that was great. Very fresh seafood and authentic food. This a was very nice town, we loved it. There was a very small church with a blue dome, (others had different colors) that was open and it was beautiful inside. It was right by the water. I'm not Greek orthodox or even religious, but I got chills. I small prayer of thanks to my G-d for giving me this experience. I would 100% come back to Mykonos.
We bought beautiful piece of art from a local artist and owned studio called, Triciclo. It was really our only big purchase. We don't really but T-shirts, magnets, etc.
Day 11-Athens: I had transfer and we went right home. :(

This was a beautiful, beautiful cruise. I could not have asked for better experiences.
Celebrity tendering was fast and organized and easy. This who had excursions at applicable ports met and left by group with 30 minutes of docking. Those who had tickets to tender without a Celebrity excursion got called overhead by group and left from a different deck, also fast.
Quite a few of the guide said Celebrity tender the quickest and best. They mentioned other line by name that were not good, but I don't be negative or worry someone else, so I won't mention specifics.
My other suggestion for Celebrity would be to pick excursions that are "Small Group Discoveries", or "Destination Highlights". These seemed to be a better experience.

2023.06.04 03:58 nqminhuit Please Help! My game crashed when use grapple

In my last playthrough, the game crash very often, usually when my soldier killed an enemy, then I uninstalled the game from steam, delete everything in folder "...\Documents\My Games\XCOM2 War of the Chosen", then fresh installed (with all DLCs enabled) I also have a bout 110 mods. Then I started new campaign, the game was running fine, only 1 crash when all my soldier on overwatch and shot enemy reinforcement pod. But that was just 1 time, suddenly when my soldier started to wear "Wrait suit" and use grapple on high ground, the game crashed. It's not constant crash, only sometimes, but it crashes often. This is my fourth trip; I've only ever done cactus. This trip is unique compared to the first 3 because I spent it almost entirely indoors and the peak was ~80% blindfolded. The length of cactus is somewhat less than my forearm (250mm long by 90mm diameter). I believe the one I've got is unusually active or perhaps I'm sensitive to the effects.
The peak sequence of the trip involved a number of different dissolution sequences; with my eyes closed, shattering apart into shards of glass. Eyes closed the roof and floor of my house disappeared and suddenly I was floating in space (in a space? Another dimension? I'm not sure - I didn't seem to be outdoors where my house was in NZ), with the angle of my body moving and and shifting. Eventually I was back in the room, dissolving into paint and spreading out around the floor and onto the walls, and then starting to fold up on myself - turning inside out, my body breaking apart into pieces and forming a tunnel, and eventually flattening out round the walls of the tunnel. The tunnel stretches out, infinitely long as I hurtle through it; eventually it snaps back (or forwards? FOrward and back seem to be the same thing) and the tunnel - and me with it since I'm in the tunnel but am the tunnel (not sure there is a me at this point, really), snaps shut into a 2D circle.
I'm back again, floating in space; shifting vertically, upside down. I'm still in my house - but I'm not in my house. I'm everywhere, but nowhere.
For a time I am hanging out with my deceased brother - watching a nature documentary about NZ, only we are in NZ which is amusing, only we aren't in NZ, we are back in Canada, and we are in another dimension, somewhere between life and death. We chuckle about the absurdity of it all. I say that I'm trying to use the cactus to heal myself and change my habits but really it's just an excuse to hang out with him. He says he'll tell his side he is helping to fix me. Suddenly, I am on a ladder, with building supplies being fixed to me. My brother was a builder. I am my brother. I am passing building supplies to him on the ladder to fix me (or is it the other way around? There is no distinction anymore).
The music shifts (John Hopkins psychedelic playlist) into a great orchestral piece, and suddenly, I am out of body with a birds eye floating view of one of the most incredible sequences of my life. I am inside an enormous spherical theater or auditorium space, infinitely large, which I can only describe as being simultaneously a natural space but also clockwork; inside the sphere is another sphere, this one is my mind; but it is also the Gaia / infinite love / infinite unity experience from the second trip. I can see myself (and my brother) standing on this enormous ladder next to my mind, trying to fix the holes in the side of it. Around the mind (or Gaia ?) I can see many doors and windows, and a great many journal articles, papers, and images are flowing out of it, like someone holding a deck of cards and making them rapidly fly away into the air. I am in this space for eternity? Or a few moments - I don't know. Time has been frozen for some time (lol).
Eventually, I find myself in a different space. I can only describe it as like the moving staircase room from Harry Potter, and there are these great lengths of clockwork machine pieces being moved apart and re-arranged. It's me - I am being taken apart into all these pieces, and put back together. Some of the pieces are as they were before. Some are new. Some are fixed. One particular piece I recall is my right leg: Since an early bout with intense depression and suicidality in early university at 17 years old where I suffered an intense right knee / calf injury that had me limping for months, I have had some kind of somatization where whenever i get severely depressed or suicidal, the limp returns even though the injury has been healed for years.
Suddenly, a new space. An infinitely large auditorium, in space or another dimension, filled with these infinitely large clockwork men (think like the clockwork men from Doctor Who but infinitely large) it is one of the most incredible scenes I have ever witnessed. The men are frozen, because time is frozen.
Eventually, I am back - in NZ, in my room it seems, dissolving into paint and light and nacho cheese again. THere is a lengthy sequence involving mexican girls, a mexican ski lodge and building a ski lodge. Then, my sunrise alarm starts gradually turning on for the last hour of the trip, and I seem to dissolve into the light and spend the last hour of the peak drifting along as light.
