This weekend I had a multiple offer situation on a listing of mine. 12 total offers 30+ phone conversations with agents from Friday afternoon to Sunday. Most were in the ball park but there were 2 clear cut winners in which we chose the one that was $1000 less but had twice the amount of appraisal guarantee (very concerned about the appraisal) and no inspection. Yesterday afternoon, I typed out a personal email to each agent who lost. Letting them know if they were in the ball park( or the ball park they needed to be in) and what kind of terms lead us to choose the winning offer. Took about 30 minutes to do this but I feel it allows a buyers agent an opportunity to educate their buyer and prepare them to come in with a more competitive offer the next go around.
I also was involved in a multiple offer situation for a buyer over the weekend. Against 5 offers. We came in strong. Offers were due at 10am yesterday and I get a Text from the agent at 930pm saying “sorry, sellers went with another offer”

To preface, I'm a very small and new streamer on Twitch and one day this person followed me and joined my discord community. They then proceeded to DM me and asked if I wanted to play games with them. It's not my first time having someone DM me to game w/ them and I've made great friends with some who have asked so I figured sure why not. Then they messaged me the rest of what you see in the screenshot which is where all the red flags came up. I also didn't like that they asked for my email. I questioned why they needed my email and they said cause Discord is very slow on their PC and it takes forever to type up something there and they want to be able to communicate with me somehow. The funniest part is how they said they have a Windows Vista computer.. which is why they can only play retro games. Anyways I never clicked any links directly. I only Googled the sites they referred me to. I've never downloaded or played with emulators before so I had no idea what was legit or not. I'm pretty sure the scam has something to do with the links or how he'll use my email for nefarious reasons but curious what people think |

[US - PA] please forgive me if i include wrong information. I have historically been a responsible tenant, even in many sketchy living situations. All of us pay rent and bills on time. Water is not the bill I’m in charge of so I’m just confused about the situation
I live in a great place right now.
The only issue is that no one has paid the water bill. Hypothetically, say I took a peek at our landlords bill and saw that it is an outstanding bill of $1000+….
Before I moved in, the property manager treated the floors as different units, and was in charge of utilities. He then shifted the utilities to us (including water, on the lease). My roommate was not able to transfer the water bill, as the owner (who is in another country), has been unresponsive in transferring the account. There was also an unpaid amount from former tenants that the property manager didn’t address. I’m a little confused that my roommate wasn’t able to sort this out, but according to her, she can’t access the water bill. The property manager has been informed multiple times and I’ve seen the emails. He’s an idiot, and hasn’t tried anything to sort this out either
Our water has not been shut off, since some roommates qualify as low income, and there is a shutoff moratorium. But I’ve been worried sick that our water will get shut off, and we’ll be saddled with a huge bill from various tenants that are long gone. My roommates have told me that it’s his problem, and I bet he thinks it’s our problem. They’ve told me not to bother him about it, because “we have in writing that he knows we aren’t able to pay. Plus, he’s renting illegally so he can’t evict us.” This seems crazy to me, as at least a few of us want to stay for a few years. I don’t want to go against all my roommates, who are generally responsible adults/tenants, or for them to get saddled with a water bill esp since we’ve had subletters and tenants in and out.

My family and I are going on an almost-six-month trip (Japan, UK, Portugal, USA, Peru, Argentina, Chile; with stopovers in Finland and Spain). We are two 40-odd adults and a 9 year old child.
While in the USA, we're doing a (possibly low grade white water) rafting activity in a national park, and while in Argentina we're doing a glacier walk (which will involve crampons).
Both my wife and I have reasonably good travel insurance (underwritten by Allianz) on our credit cards, but they definitely do not cover those activities. I have looked at getting travel insurance for the entire time we're away, but as soon as I add 'risky activities' then the premium increases substantially (by thousands of dollars) even though we're not doing them for almost all the time we're travelling.
The questions I'm trying to answer (and hoping for suggestions on):

Hi! I’m due to start GPST1 in Scotland in the same hospital I have done FY. Having done three Gen Med rotations over F1/F2, I was overjoyed to find out my ST1 rotations would be Palliative Care / Paeds / Psych: my first preference.
I disliked the Gen Med rota and experience over F1/F2 to the point I considered resigning, so ranking this way was VERY intentional. All the programmes containing medicine, I ranked as far down as I could.
Unfortunately on emailing palliative care, and thereafter the TPD, it seems the Deanery made an error in the programmes we were asked to rank way back in May. Instead of palliative care, this programme instead is supposed to be another 6mths of Gen Med.

Already posted this in the Tivo community and Facebook group too trying to get as much help as possible.
After “maintenance” in my area now 14 days Spectrum with v52 errors, black screen no channels AT ALL (even low number sd locals) Already swapped for brand new TA at the store. Have talked to 13 diff CSRs and escalated to 2 diff supervisors. Had 2 clueless young techs out who have never seen a tivo or TA didn’t know about cable cards. Their supervisors just tell them no longer supported and to swap for their crappy boxes.
I’m pretty sure the “maintenance” in my area was to prepare for the high split launch. After 4 diff CSRs assured me I didn’t need a HSC I finally got them to order me a one when the tech supervisor said to. But it never came and got the run around for a week. Have confirmation email and the box was added to my account. Then a supervisor told me it never shipped because I’m a Legacy Time Warner account and they cannot ship “spectrum” equipment must be a pro install. Of course he showed up independent contractor in his own gold beat up minivan and didn’t have a HSC never heard of it can’t get one. The next supervisor I spoke w said that’s not the reason it’s because my area isn’t high split (yet) so the system wont allow one to be shipped. Apparently your account is flagged in the system when your address / area goes high split. No one I spoke with was able to override this.
My questions are the TA light was originally blinking for 4 days. The techs supervisor had him switch the coax cable that goes out of the TA to a 2 way splitter. It had been hooked up the same way working for 10 years but worth a shot. We changed out the USB cord (my idea). The light has at least been solid for over a week now. The Tivo doesn’t even recognize I have a TA attached (even after many reboots) and I don’t get the annoying pop up every min saying no TA like usual. I don’t think there’s an issue w the actual USB port on tivo because there’s 2. I tried both and I have the VOX remote dongle plugged in and that works. Several reps “said” on their end the cable card is paired correctly and sent signals to the TA. Could an issue with the cable card even effect the Tivo recognizing the TA being plugged in? Also if I were to finally get the HSC and I’m not in high split yet would it still replace the TA and work or not until it officially goes live later this summer here?
My support ticket is still open I requested the next tech to be a supervisor. Dispatch said one was supposed to call me within 24 hours to set up a time and never did. Beyond frustrated at this point and my only option now is to call retention to cancel but there’s no other options here in Cincinnati to continue to be able to use my Roamio Pro. Just fiber or switch to streaming which I have researched all and nothing is as perfect as my current setup.

I really didn't want to do this because I was worried it was some scam, but since it was in the app we chose to take the risk. We uploaded a picture of her Drivers license and then it said she would have to confirm something through email afterward. Then shortly later she got two emails from Facebook (it was verified as Facebook in Gmail), but they were both in Chinese/Mandarin (I am from Denmark). The first email asked her to confirm that her email address was correct (because apparently, she didn't have it connected or something, I don't know) and the second one asked her to unlock the profile. I've copied in the emails below (translated to English), and the "from Facebook part" looks legit to me in the actual email. The two emails were in the next five days sent again, with the only change being the code you had to put in to confirm the email address.
Anyway, what should I do? Please help, I really don't have a clue and I'm scared that my mom is getting scammed because of me.
