RICS level 3 survey has given us cold feet, 1950s house. We are already at maximum budget and the report identifies a number of urgent defects. Damp recorded in one ground floor room. Roof felt is rotten and needs replacing. 15m brick boundary wall which retains 1.2m height of the neighbours driveway (shared maintenance responsibility) has significant spalling to 20% of bricks which need cutting out and replacing and whole wall repointing, currently unsafe. This is in top of what I expected to be flagged - no building regs, gas and electric need testing.
No repair costs are provided. If I was to do every survey/quote recommended I would be sinking more money in - brick layer, roofer, damp specialist, electrical and gas tests. And I don't even know whether the seller would negotiate. Also the boundary wall has freaked my out because I wonder whether it has been got to that state because neighbours could not agree on who should pay or something. Any advice on how to proceed? Should I run? Do I pluck a number out of the air that would be happy with? Or pay for all these additional surveys?

i’m currently 3/4 the way through my driving lessons and i have my test coming up soon. for the purpose of my driving test i’ll put the car in neutral and with the handbrake on (as taught in my lessons). but in the real world, do people actually do this? or do they keep their foot on the clutch and break, whilst in first?

Following on from the consultation thread we posted yesterday, and due to the overwhelming majority supporting participation, we can confirm that /AMD will be taking part in the Reddit blackout from June 12-14, to protest upcoming API changes that will kill 3rd party apps.

What's happening?

• Third Party Reddit apps (such as Apollo, Reddit is Fun and others) are going to become ludicrously more expensive for it's developers to run, which will in turn either kill the apps, or result in a monthly fee to the users if they choose to use one of those apps to browse. Put simply, each request to Reddit within these mobile apps will cost the developer money. The developers of Apollo were quoted around $2 million per month for the current rate of usage. The only way for these apps to continue to be viable for the developer is if you (the user) pay a monthly fee, and realistically, this is most likely going to just outright kill them. Put simply: If you use a third party app to browse Reddit, you will most likely no longer be able to do so, or be charged a monthly fee to keep it viable.
• NSFW Content is no longer going to be available in the API. This means that, even if 3rd party apps continue to survive, or even if you pay a fee to use a 3rd party app, you will not be able to access NSFW content on it. You will only be able to access it on the official reddit app. Additionally, some service bots (such as video downloaders or maybe remindme bots) will not be able to access anything NSFW. In more major cases, it may become harder for moderators of NSFW subreddits to combat serious violations such as CSAM due to certain mod tools being restricted from accessing NSFW content.
• Many users with visual impairments rely on 3rd-party applications in order to more easily interface with reddit, as the official reddit mobile app does not have robust support for visually-impaired users. This means that a great deal of visually-impaired redditors will no longer be able to access the site in the assisted fashion they’re used to.
• Many moderators rely on 3rd-party tools in order to effectively moderate their communities. When the changes to the API kicks in, moderation across the board will not only become more difficult, but it will result in lower consistency, longer wait times on post approvals, modmails, and reports, and much more spam/bot activity getting through the cracks.

In lieu of what's happening above, an open letter has been released by the broader moderation community, and we will be supporting it.

Hi! I'm beginning to seriously consider whether a service dog would be a good choice for me. I've been thinking about it for about four years, but now I'm actually starting to consider logistics. I'm not planning to run out and get a dog tomorrow, I'm just thinking about the very basics of what the process would be like for me logistically. I know that poodles, goldens, and labs are most commonly recommended as service dogs, and I know that's for good reason. If I go down this route, I would be owner training. I intend to find a professional trainer to work with. I have some experience with training dogs, but not as much as I'd like. I do have a lot of experience training horses, and I am currently looking for opportunities to work with dogs.
My first choice for service work would be a golden retriever, but I have some concerns. My first concern is the risk of cancer in goldens. Are certain lines of goldens less likely to get cancer? Any breeders successfully breeding away from it? Questions I should ask a prospective breeder? My second concern is my living space. I live in an apartment. It's not too too small, and I do have my own (very) small yard, but it's still not a lot of space. Besides that, I wouldn't be surprised if I move somewhere without a yard in the next few years, since I'm hoping to go to graduate school. Goldens are kind of big, and so are the other suggested breeds. That said, how would a golden handle apartment living? What additional needs would they have living in a small space? Realistically, what would I be looking at lifestyle-wise to manage a golden in an apartment?
Of course, there are smaller poodles, but I know very little about what poodles are like to handle in comparison to goldens. I've heard that they can be anxious, more temperamental, and more sensitive, especially the smaller ones. That doesn't sound good for my needs. Does anyone here have experience with smaller poodles? What are they like to work with? To live with? To train?
The tasks I'm interested in are: retrieving belongings (phone, wallet, keys), helping to initiate movement, detecting anxiety attacks, DPT, and guiding to a quiet/safe place.
I know that it's pretty likely that my first dog would wash. If that happened, I would still plan on keeping the dog, as I do think it would be beneficial for me to have a dog for reasons beyond service tasks. I really want to make sure that, if I go this route, I have a breed that can handle my lifestyle (which is reasonably active, but I'm probably going to live in apartments for a while).
Are there other breed options I should be considering? What input would you give me? I know other breeds aren't usually recommended, but I figured it wouldn't hurt to check if I'm missing something.
It is possible that, if I decide it isn't practical for me to start training a service dog at this point in my life, I might get a pet dog and train it as well as I can. If it ended up working out, great. If not, I would be better practiced for the future, and I'd still have the regular benefits of a pet dog. I know that a service dog would be beneficial for me, but I also have to be realistic. I'm trying to get a good picture of what I can handle right now, and what my life would look like with different dog breeds, including if one of the recommended breeds washed and it became a pet.

This is mainly a request for well wishes. Here's my story. I am definitely a heterosexual male. I've always experienced sexual attraction to women. A lot of men who are attracted to women will admit that when an attractive woman walks by, we have a hard time looking elsewhere. I know I do this.
I've been married and in other relationships before. When it came to actually having sex, in retrospect, I can see that I may have been responding in ways that correspond to what grey-asexuals describe. This may have been masked by me having low testosterone, due to a medical condition that I'm currently in treatment for - basically, I assumed that it was that, and that the medication I was taking should eventually reverse it (I'm not on supplemental T). But, reading a bit more, I probably am grey-a or similar. I'm not averse to sex, it's just that I may be more like neutral or maybe slightly positive about it.
Before realizing this, I met this woman online. What sparked me to start thinking about my sexuality was the fact that we were kissing on the couch last week, and my body wasn't responding. I definitely enjoyed it on some level, and I have been aroused by kissing before, but I wasn't aroused in the moment.
Anyway, I think she is allosexual. I definitely owe her a conversation the next time we meet. She seems open minded and understanding enough that she might be willing to consider developing our relationship further. Nevertheless, I'm a bit scared. I got divorced a couple years ago, and I wasn't sure if I'd meet anyone. Now I've just met someone and I have to spring this discussion on her. And I know that she might not be looking for a relationship with someone asexual, so there is a bit of a risk. Hence the request for well wishes.

I'm an undergrad ME student looking to expand my personal knowledge about the wind energy industry over the summer and wind energy engineering in general. I hope to work in renewable energy (wind energy in particular) in the future, so this book seems like a great way to learn some niche concepts that I may encounter later in my career and in my education. The second edition (newest version) of this textbook came out May 2023, so it is very current. The first edition came out in 2017, so this is a revised version of that. Also, I like the idea of starting my own personal project to 3D print a wind turbine and to experiment with it myself to see how much power I can get out of it.
Just want to see if anyone here has read or used this book, and if they would recommend it. It is a bit pricy at $200, but it's something that I'll get to keep to take notes in and to reference back to even years into the future, so it sounds like a good buy at the moment. Like I feel like I tripped last night or something. It's been 2 days in a row. First day I had 2.5g of damiana in a tea. I had a cold and had a fever the night before, the tea helped the cold symptoms and gave me a slight mood boost with a little stimulation. Next day I smoked a small amount, little mood boost/stimulation, little increase in color saturation maybe, then couple hours later I crashed, little nausea too. Not sure if the side effects were related or lingering cold symptoms.
Anyway, both days after I've had a weird headspace, interconnectedness to the universe, that almost de ja vue feeling, and just that psych perception change that I can't put into words, things just look/feel different. So I’ve been working in a SaaS sales for about 10 months at this company, in January they asked to move me and one other coworker to a new office down south to grow the team.
Since moving here 2 months ago, they’ve never hired anyone new (was told there’d be 5 new ppl), halted commission, no new sale has closed because our upper management can’t close sales and they told us they’re cutting salaries now too.
Their plan was to make it more commission based and have us more involved in the whole sales cycle. Previously we were payed an extra $100 per first meeting set, now that has been stopped but no new commission structure has been mentioned since and wouldn’t be instated until January when they cut the salaries. For the record we were getting paid very nicely on salaries which I know is uncommon. (70k) But I found out though our intern’s new contract that they plan to cut salary down to 48k!!
I have about 1.5 years of B2B sales experience and 2.5 years of sales experience and almost 1 year in SaaS sales. Should I try to find a new SaaS SDR role? Should I stick it out to January, collect the salary and then move to another company when I have more experience on the resume ? Or is that time wasted in a drowning company.
I wish I never moved down here and left my friends & our cheap split rent. I have 10 more months on an apartment lease that I was able to afford with my current salary and so I feel fucked over no matter what I do next. Would love to hear some opinions on what to do next.
I’m not sure if I even want to work in sales anymore, my degree is in marketing and was thinking about switching to that but entry level jobs seems hard to get for some reason and the pay is so much worse than what I could get at another potentially sketchy sales job.

I am currently interning as an industrial designer and am having doubts about my career path, and considering maybe altering to a different design practice. It seems like with most design related jobs, especially at smaller agencies, people work a lot, and I have been feeling super unbalanced in this environment. Most of us are in design because we love, or at least like our jobs, so it makes sense why so many designers have a workaholic nature. But personally, I want balance in my life and this daily 9-6 & staying late, isn’t working for me. I am curious from designers experiences, what design careers have more potential for freedom? Have you found a job that allows you to have that desired balance? Whether that’s working remote, working for yourself, less hours, etc… how can I be in a design field, without feeling consumed by it?

Title says all, currently sitting in my bed contemplating how I feel. After the news yesterday I was distraught so much today that my boss sent me home. On my way home, one of the cameras in the house said motion alert so I checked it and ended up overhearing a 30 minute conversation my GF had with her sister on how she feels about me and she feels that she is done with the relationship but doesn't want to split up right now because of the news I recieved yesterday. Me and my GF have been together a long while but have recently had some disagreements such as her thinking of the dogs we have like kids, while I think of them as dogs, me constantly forgetting things(I have severe ADHD), and a bunch of smaller things I do that irritate her.
We had a heart to heart about some of this stuff a week ago because I noticed she would get move away or brush me off when showing physical affection. She noted that she has been doing so since she has been frustrated with me and feels like I'm just trying to cover up issues with affection. So after our conversation a week ago, she stated she wants little to no affection while she thinks on whether or not she wants to stay with me which is hard considering we live together in a house her parents bought and paid off. I have been taking her on dates and even when i try to just simply hold her hand she brushes me off. Now, after overhearing all of this information, along with my heavy depression about my friend. I'm sitting here in my bed wondering what to say to her when she gets home and how to handle this shit show as I told her I'd like to talk when she gets home. It's hard to breathe, I want to cry so bad but I can't, and ontop of loosing a good friend, im about to lose the partner I have dedicated my life and time too and even have a ring already bought as I was planning on proposing. I enjoyed Left 4 Dead 1 and 2 back in the day but wasn’t overly fussed for Back 4 Blood, I didn’t like the card system. I just want a game where I can matchmake with randoms online to kill some zombies.

So I have some Apple AirPods Max on the way, and I plan on using them both with Bluetooth on my iOS device, and wired it to my windows PC. There are some people online mentioning some things that I would like to be verified, if possible.
Firstly, someone had mentioned that even though you use a wired connection, you will still get loud and see, and you won’t get lossless audio due to some kind of conversion that needs to happen in order to send the audio from the wire to your headphones. Is this the case? I’m having a lot of trouble verifying this, and I’ve even seen some users saying there is no latency, and that they sound even better over a wired connection because they don’t have to fiddle around with Bluetooth Kodex, so I really don’t know if there’s any truth to this or not.
Secondly, is it true that the microphone doesn’t work on Windows through a wired connection? This isn’t a huge dealbreaker if this is the case, I just thought it would be nice to have a microphone built into my headphones, because that would mean that I wouldn’t need to use a desktop microphone anymore. I understand if you use Bluetooth you can use both of the headphones and the mic, But the sound quality that comes out of those microphones when the headphones are set to Bluetooth mode is absolutely atrocious because of the way windows handles that stuff. So on windows PCs, that’s totally not an option.
Lastly, this isn’t exactly a question about the product, but more so a question about your experiences. For those of you who have used it wired to a Windows PC, is it irritating to have to put them in their charging case after each day of use?
While it may sound weird or stupid at first for me to consider using these headphones wired, here’s my case— I am blind, and I rely on audio descriptions to watch movies. Anytime I go to the movie theater with my girlfriend, I have to get the special receiver from the employees that plays me the audio described movie track, and I can plug any headphones into the 3.5 mm connection on that little receiver. Normally, the headphones they give you are very cheap easily breakable open backed on ear headphones. The thing about this, is that when you’re watching a super loud movie in a movie theater, but also trying to hear what’s being described to you with audio descriptions, you have to turn the audio description track up extremely loud in order to actually hear what’s being said during loud moments of the movie.
With that being said, I feel like a perfect solution would just be to bring my AirPods Max with me, and plug those into the aux port on that receiver instead, that way I can simply turn noise cancellation on, and be able to hear most of the movies still totally fine, While toning down the loud noises, and still being able to hear the audio description track just much nicer. I may be wouldn’t even have to use noise cancellation mode, using the adaptive transparency would probably be fine.
That aside, I feel like the design philosophy is incredibly smart on this product. What I mean by this is normally open back to headphones have a pretty substantial base rolloff that needs to be corrected with EQ, and in some cases EQ can only take those headphones so far until distortion becomes an issue to my understanding. But with a design like the AirPods Max, you can have that open box sound through the use of the transparency mode, but you can still keep that closed back base slam and extension since they are a closed back design. So I feel like plugging this into a Windows PC and applying and EQ presets like the ones that oratory offers Should in theory give some pretty incredible audio compared to what you can normally get through an open backed pair of headphones.
That combined with a very robust build makes me think these would be a great option that can fit most if not all of my used cases, but I would love it if I could have some of those issues verified by users who previously owned them or do on them currently, And other than that I think I’m super excited to try these out!

After my third psychiatric hospital stay in under a year, it was recommended that I enter a residential facility to treat my ongoing panic disorder that has been interfering with every aspect of my life. I am across the country in a different state, isolated from family and friends. I feel like an absolute failure.

In the past few days, we've been haunted/bugged/plagued by a mysterious noise at night.

This noise is only ever heard at night, and comes on at random times over a period of about 30-60minutes, before going quiet for a few hours, and then coming back again.
I noticed this sound maybe a couple of months ago, but it was really faint, and unless I was awake in an otherwise silent room, I wouldn't be able to hear it. I put it down as being from next door's TV, or computer as it came from their side (we are semi-detatched house in the uk). But on Friday night, we were woken up 3 times by a much louder version of this 'knocking'.
Then the same thing happened on Saturday night, at similar times (11pm, 1am, and 4am). We checked various things in our house, in case it was something on our side, but no luck.
I messaged the neighbour on the Sunday, and it turns out they heard the same noises, and we've both been searching to try and find out what it is but we've both come up empty handed.
Now we've both been woken up multiple times over the past couple of nights. We both think that it sounds like it's coming from the others house, which suggests it's somewhere on/in/near the internal wall that we share, but we cannot find or see anything.
We've shared with freiend and family, but not had any luck, and so are still not able to get a good night's sleep, so we're hoping someone else might have some ideas.
To help, here are some facts;

• There are no plumbing in that area, so it's not pipes, or water hammer, or pumps of any kind.
• Neither of us have fans or A/C.
• We have a number of carbon monoxide detectors, which are all showing clear, and we've got recordings of the noise, which is heard by multiple people in multiple households, at the same time.
• We've lived in the hourse for 8 years, and our neighbours for even longer, but we've never heard anything like this before.
• The sound can only be heard internally, there is no noise outside when we hear the knocking.
• We're based in a quiet surburban area in the south of Englend.
• The weather lately has been warm (but not hot) and clear with little to no wind.
• There are no signs of any pests/vermin in either house.

Does anyone have any ideas what this noise might be? Thanks in advance for your help.
