before ppl question i lost both parents n inherited a duplex and an apartment from adoptive 'grandparents' they are fully paid off. duplex was built back in 1940s/1950s i believe. i live on 1 side of the duplex thats a 3/2 and the other 2/1 at 2k right now. my credit card has tanked at about 400, i have nearly 20k in debt
since i live on 1 side of the duplex, i then charge 2k for the other side and 2k for the apt so im making 4k a month in real estate and i make about 40k salary, after taxes and 401k i make about 1k a paycheck
my big expenses include: property taxes which is about 12k for my duplex and 3k for the apt. the HOA fees for the apt increased due to special assessment so altogether its about $500 for just HOA
i really want to do renovations so i can move out of my unit thats 3 bedrooms n at the least move to my unit next door thats 2/1 but in between the duplex i need to redo 2 kitchens and 3 bathrooms before renting my side out.
an option im considering is essentially making this a triplex and living in my backhouse thats roughly 1000 sq. ft plus i have a casita where id put my tools and small home gym
that way i can charge about ~2500k a unit, live in a smaller space since im alone anyway and still have the apartment
however being that my credit is awful, its probably unlikely i can get a HELOC or any type of credit/loan against my home value even though its fully paid off
i really dont want to sell my apartment, pay taxes on the sale for the full amoun, and then put that equity into the duplex and anything remainder in stocks/bonds most likely
then again, the apartment after taxes and everything is giving me about 15k in profits a year so im not sure if it is worth selling considering HOAs will most likely increase due to the surfside incident
my wish is to be able to get a credit line approved or the money to renovate the duplex by end of year, so that next year and moving fwd i dont have to worry about things falling apart or breaking. so that i can also increase my margins obviously as well and move out of the unit that should be making me the most money, considering the condition i cant bring myself to have new tenants move into such an outdated place
Please give me any tips as i really dont have anyone to confide or ask these type of questions to, please also let me know if u have any detailed questions if i missed some important details, and sorry for the long post.

Good morning everyone. I am actually on vacation since yesterday. This is the first vacation since 2015. I actually don’t enjoy traveling much as I have things I must set in place first. Nothing is wrong with it, I feel like people need enjoyment and a reset, but I want to assure my passive income is extremely high before I start taking any breaks. I am with someone that enjoys vacations, so many times in life we must compromise and make sacrifices. For this week I will be trading/come on Reddit sporadically as we may be site seeing or doing activities where I wont have access to trading/quotes/reddit. As such I may not post “Daily Plays” if there is a major activity. They will also be shorter this week but I wanted people to know why…The market has been difficult this year, so maybe a week break is good for me. I haven’t traded as much in 2023 because stocks are working opposite of actual execution.
On Friday I did try AI puts as it started to rally past 35-36. The low was 30. The company was coming off of bad earnings and even bad guidance. It is easy to tell this stock has been up all on hype/speculation and no real execution. I will still look to it, if it rallies. Unfortunately for me I have CVNA puts for several weeks now and didn’t take profits when I had them. In my defense the highest I was up was near 25% CVNA August puts with a 10 Strike. I still have time but I could have done this trade a few time and opened fresh puts with a lower entry….This is why it is always better to take profits than hold out. You can always sell in increments, most of the time, I would say 95% of the time if you are watching the market daily you will have a chance to get back in a stock you sold… This is if you are watching daily. If not, I can understand why people buy and swing trade. PYPL I have owned several weeks since 64, it is hard to time the bottom and I hope I can trade in at out for 50 cents to a dollar, I have 500 shares. UPST rallied near 30 again, but I will be around sporadically. I have 1,000 OSUR at 6.30, this company smashed earnings hit a 52 week and get crushed to 4.75…. coming back for me! I was indeed thinking M shares and maybe calls as it hit a low near 12.30 Premarket Friday. I am still watching AAL. I did see it hit 14.40 a day after a revise up on earnings. VLY which is a bank with a PE ratio under 10 and a dividend yield of 6% is a super defensive bank. If it wasn’t for the bank collapse I would be all in. I still like NYCB and NWBI but I have been scared because of FRC and PACW.

I used to have a friend named Elliot. Me and Elliot used to be the best of friends, but we couldn't have been more different. I was a confident, Straight A student. Elliot was shy and had ADHD, so he basically had the attention span of a doorknob.
Each day after school, me and Elliot would go to a near by wood to explore. We'd make up somesilly little make-believe play like Lost Pirates or Adventurous Explorers. We were just kids.
I used to sit next to Elliot in class. He refused to sit anywhere else because he had intesnce anxiety. The teacher didn't mind.
One day, 10 minutes before class started, Elliot arrived to class and sat down next to me. We were in 3rd grade at the time. Usually, Elliot would ask me for the maths homework or ask me to explain the German assignment to him. But that day he came, with his head hanging low. He sat down next to me, quiet as a mouse. "What's up?" I asked, trying to start a conversation. He didn't respond. He didn't talk to me for the entire day. Ignored me, even. Finally, he spoke to me
Just before class ended, Elliot whisper to me. "Today...let's play Hide and Seek in the woods." "Oh...ok. why though? Didn't you say you didn't like to play hide and seek in case you get lost?" I asked, puzzled by his sudden words. "I want to."
School ended and we both headed towards the woods. The woods didn't really have any dangerous animals, but it was dense and a 3rd grader could easily get lost. When we got there, we threw our bags of and ran into the trees. We did a rock-paper-scissors match to decide who would seek. Elliot lost and became the Seeker.
I know it sounds strange, but I feel like Elliot purposely lost. When I pulled out paper, Elliot stopped for a second, before taking out rock. But at the time, I didn't mind. I didn't want to Seek.
The first 2 rounds, I was caught pretty quickly. For some reason Elliot refused to Hide and let me be the Seeker. Again, I didn't really care.
"I'm bored. You're so easy of find, with you big, fat head." Elliot said. "Well, why don't you hide for a chan-" "No." Elliot said firmly. "Hiding is no fun. Let's go deeper in the woods. Deeper then before. Somewhere unfimiliar, where I would have a harder time seeking you."
Elliot wasn't like this. He didn't like to brake any boundaries, he was a scared, shy little boy.
"Who are you and what did you do to my friend?" I joked. "I'm Mr. Nobody" he said in a voice which was ment to be funny but, just sounded serious and blank.
He grabbed my hand started to run deeper into the woods. Taking wierd turns and twist. I yelled at him to stop. "How are we supposed to get out of this, you idiot?!"
"Relax" he said, stoping at a tree. I don't know why, but I felt like like he was looking for this exact tree. It was the broadest and tallest there. "Go hide. Now." It was more of a demand then anything. He hid his face towards the tree and started to count backwards from 100. I ran in the direction we came in. If was going to hide, it was as near to home as I could. I managed to retrace pretty much the entire route back, and hid behind a boulder where I usually hid.
Suddenly, I felt as though I couldn't trust Elliot. He was strange and cold and seemed very intent on going deeper, where if we get lost, we could barely find eachother, let alone our way back home. It didn't feel like the sweet, shy Elliot I became friends with. I was glad I decided to hide close to home. I knew I was a long way from Elliot, but thats what made me feel safe.
5 minutes turned into 10, 10 turned into 15. Nearly an hour had passed. Elliot hadn't found me. I'm nor sure If was glad or not. Suddenly I heard a distant yell calling my name "KENN? KENNY? KENNY!" It was Elliot. I yelled back. Again and again. About half an hour of screaming and yelling eachothers names. I found Ell. He was covered in dirt and blood and was limping. One of the lens of his glasses had fallen out, the other was broken.
He crying still telling my name. He jumped into my arms and sobbed. I started to cry aswell. I put Elliot's arm around me and supported him out of the forest. I wasnt lost physically, I was lost mentally. Emotionally.
We didn't talk about the incidence for months.
Elliot lost sight from his left eye. The doctor's had no idea how. When I finally did ask El about the incidence, he told me that made my heart sink. "I wasn't me. It was you. You dragged me to that tree and told me to Seek. You kept telling me you wanted to hide. But I know it wasn't you. You were not ... Yourself."
Apparently we both were having some kind of hallucination. There was something that wanted us to get lost. And that something would have succeed if I had done what it wanted, and had gone deeper in.
Since then, both me And Ell have been having serious blackouts, not knowing what either of us been doing for the past hour or so. Its like that thing is still trying to control us. Control our life. I've moved out and now live in Canada far from my home town. Elliot shifter to Germany to continue his studies. We still keep in contact. Every week or so, we talk about the incidence trying to figure out what was happening.
I think In a way, that thing really did succeed. We never been so lost before.

On my part, I've noticed four exploits in some of my recent singeplayer runs:

1. The protective attitude is a double-edged sword.

(This is actually an exploit for the AI). Sure it says in the tooltip that if a great power feels protective toward you, they will tend to back your side in diplomatic plays and ask you for a subject relationship - which you can always refuse. So you're technically unstoppable, right? The thing is, what this attitude does is that it increases the great power's desire to have you as their subject - much like domineering - it's just that they won't directly initiate a diplomatic play to achieve it. When you diploplay an AI country, they can (and will) sway the great power to their side by offering them to make you a Dominion. Having to fight them when you're still a minor power is a lost cause. So currently, to have a great power feel protective toward you means you're completely paralyzed.

1. Taxes are collected each monday, while law enactment counter ticks each day.

Thus, if your government's legitimacy is near enactment time bonus/penalty thresholds (~25%, ~50%, or ~90%), you can minimize taxes during the weekdays (+10 legitimacy and thus the bonus) and maximize taxes on sundays. This way you can both have much shorter intervals and still collect the maximum amount of tax. I usually do this when there aren't better things to do (like when I wait for infamy to simmer down, loans to be repaid, or a truce to end).

1. Secession movements won't form if the seceding culture's tag already exists (you can look for a list of secession tags here).

This can come in handy for expansion in cultures with vast homelands when you know turmoil will last long, and imo this is the best use for releasing and keeping puppets. Just give them half states and that'll do.

1. You can control IG leaders' succession through generals and admirals.

(Inviting and granting agitators leadership seems like common knowledge so I won't talk about it here). When an IG leader dies, retires or is exiled, the game will search for an eligible non-royal character with positive popularity and belonging to the same IG to succeed him, currently there are only generals and admirals. If there isn't a suitable successor, the new IG leader will be auto-generated. As such, you can spend a few more bureaucracy points to try to influence IG leader selection by going shopping for commanders with desirable traits and ideologies.
I have some suggestions for the developers on how to address these "exploits" tho, as I'm an avid roleplayer myself and knowledge of exploits like these feels very gamebreaking.
As for no 1, I have three approaches:
(1) Rethink it. It really frustrated me when the it says they will likely back you up (they won't, you gotta offer them something just like the other attitudes).
(2) Make it worse. I was frustrated, but I was even more amazed at the fact that the AI could outmaneuver me with such a simple mechanism. Paradox's AI is seldom held in high regards, but you mostly salvage it with muscle buffs (I'm referring to CK2's, EU4's and Stellaris' difficulty bonuses) not mind buffs so instances where the machine outsmarts the human like this are pretty rare. I want to see more uncertainties when I plan my foreign policy. I want to see my friendly neighbor initiate a diplomatic play calling for the total destruction of my country, nothing short of what I just did to my cordial puppet months ago. It would certainly make diplomacy much more fun to do as currently IGs do not have a say on how I conduct diplomacy.
(3) Make it situational. For example let's say the US wants to antagonize France, who in turn wants to dominate Dai Nam. The US should then consider offering Dai Nam protection, as part of their policies against France, not simply out of pure altruism. This works because Dai Nam would risk France on the other side of a diplomatic play whenever they want to expand anyway. When France diverts their attention to other areas, US' protective attitude should then halt.
(Oh and speaking of Dai Nam, can it make it into the base game that their capital during this time period was in Annam, not Tonkin, please? Hue was the capital of the nation from 1786 to 1945, and although Ha Noi is much more prominent throughout history, its highest status during the game's period was being the seat of the Governor-General of French Indochina since 1902)
As for no 2 tho, the current taxation mechanics feel a little bit too unremarkable. I think taxes (and government and military wages too) should have its own enactment counter so that budget reports don't feel like something to toy with.
As for no 3, there's no suggestion. I think this feature is working as intended, though it sometimes feels gamey and leads to some player-induced bordergore.
As for no 4, I recognize the lack of diversity in characters' roles as hints of there being additional roles to be added in the future, so there are no more suggestions than anticipating. Too many generals in executive offices don't seem like a good sight for more liberal systems. I like the idea of having to spend capacities like bureaucracy to try and have a little more influence over how the country is run though.

I was feeling well on a diet which i wasn't consuming coffee, stimulants, cigarettes, citrus etc. but it's happening now even tho I'm careful. also im have a pretty fucked up life and my stress/depression levels are at it's highest. i first had this disease after using high dose tramadol and having urinary retention. when I'm on drugs im feeling better (except stimulants) but the day after I'm using it I'm fucked up again. I'm embedded to bed and waiting to die literally. also im a very young girl and i have osteoporosis too, bc of cbd oil causing bone pain to me i can't use it. I'm having bone pain + bladder pain all the pain and i just want to die. also my future is fucked up, there's nearly zero chance to fix it so I'm sinking to the bottom. all i have is endless pain.

Thanks to everyone who chimed in to help me gauge time on my 1st pork butt smoke this weekend. It came out well, but I have some questions about how to improve.
THE COOK

1. Fully thawed, I trimmed off the hanging bits, and then cut quite a bit of fat off. The fat cap was nearly an inch thick, and I took most of it off (but kept it).
2. Rubbed the 10lb bone-in cut in mustard, then covered lavishly with Texas Sugar. Let it sweat for ~15 min while I prepped the smoker
3. Filled my hopper to the brim, set my water pan (with apple juice) and put it on at 225 at 10pm and went to bed
4. Woke up at 7a and the hopper was empty and there was an error message on the screen. Internal thermometers showed 165 and 157. Wasn't sure how to clear the error so I pulled the whole rack out, pulled the drip pan, and the firebox cover, made sure there wasn't anything weird in there, refilled the hopper (glad I bought a spare bag the night before) and waited. The error cleared so I put it all back together again, at which point the temps had fallen to ~155 and 145. Left it back on 225. Refilled the water pan.
5. At about 130p it was finally up to 175 and 170, so I pulled it and wrapped it. In the bottom of the pan, I put the fat I'd trimmed off, and on top of the meat I sprinkled with more Texas Sugar, spritzed with apple juice heavily, and added a few slabs of unsalted butter.
6. It took until ~4p to get up to 205, at which point I pulled it off and let it rest (on the counter in the pan, still covered) until ~5p when I shredded it.

THINGS I'D LIKE TO FIX/CHANGE

1. Obviously wake up earlier to check on it (I'd intended to get up at 5a, but, you know...
2. It was good, but I didn't really taste the Texas Sugar flavoring at all in the actual meat. Would scoring or injecting have added more actual flavor?
3. It came apart, but not nearly as easily as I see in the videos. What should I adjust in the future to have more of that fall-aparted-ness?
4. It wasn't as juicy as I think I was hoping for. I wanted to wrap to keep a lot of the juice. Did I kill my potential juicy-ness by trimming so much off the fat cap?

Also, holy crap a 10lb pork butt is *A LOT* of meat, lol.

So I got my first huel order few days ago: ordered Huel Black Vanilla, Mexican Chilli H&S and few protein bars (peanut butter)
I was following meal replacement development long time ago when Soylent appeared on Hacker News but never actually tried something like that Recently I realized I am slightly overweight and want to do something about it. I also have some issues with my gut health (which might be IBS, it's hard to say at this point). Issues mostly go away when I try non-strict FODMAP diet or simply eat healthier but I wasn't dilligent enough to actually identify what causes issues yet
First I tried H&S Mexican Chili. My wife tried it as well - she usually is very suspicious of such replacement meals. She hates protein powder for example :)
We actually liked it and it was unexpected. It's decent meal, I can totally imagine eating it when I don't have access to normal healthy food. It's a lot tastier than let say dry ramen things.
So my rating: 5/5 (it exceeded my expectations)
Next I tried protein bars: they are ok, not that tastiest I tried in my life...but palatable. 3/5 I am not hating them, not loving them, they are just ok
Huel Black Vanilla was the last thing. I put into freezer for a night (I read that it will be better). Initial taste is passable, almost neutral but I was barely able to finish it, it has very unpleasant after taste. It took me like 40 minutes to drink the whole thing and last gulps were really hard. So initial impression: 1.5/5 (healthy but horrible taste) I was quite upset about it.
Next day I tried to make it with spoon of instant coffee in a hope it will improve the taste It was slightly better (I didn't want to vomit from it) but still not something I would want to eat. I noticed that when I start drinking it - it's ok and then I become tired of it after 15 minutes, so I wanted to try to put less water into it - like instead of 500 ml to use 400ml
So next day I used less liquid and generously added cinnamon - and it was kind of ok, still not the thing I would say I enjoy but the thing I can drink without thinking about it - 3/5
Absolutely zero issues with my gut so far after few days of eating it. That's good
So summary: - H&S - I am looking forward to try different tastes, will order 2 more bags of H&S in the near future - Black Vanilla - taste is bad... can get used to it...but not sure I want, I might try different taste like Chocolate or even switch to non black, it's a pity that Huel doesn't have taster packs.. I might order different company powders just because of it. Huel - why is it so hard to make taster pack? Can you provide reasonable explanation why it['s economically not viable for you? - bars are ok but I would prefer other bars

I was hoping to get feedback on Grieve’s translation of Swann’s Way. Near the end of page 87 the gardener states to Francoise, “… when your revolution’s declared the only ones what gets called up is them as wants to.”
Not sure if this was an interesting dialogue choice by Proust or a weird translation by Grieve but it gave me a stroke reading it. Will this turn me away from Grieve’s translation or am I misunderstanding the point of the diction?

One of the most repeated arguments in favor of the writing a lot of times is how the earlier books were written for children, and how they evolved over time to age with their readers.
Now, I have problem with that; Or more like, am confused. I LOVED the first movies and the world. Before that I got the first book as a child. And I absolutely HATED the book. I was no big reader, but I read. And boy, I couldnt get through any amount of double digit number of pages before putting the book to the side. As a child, I found it so utterly terrible written; I only went to the movie because of friends. After the awesome first movie I tried to get back into it - Goddamn, I just couldnt stand it.
As it happens, HP content likes to hit the front page. Im still nostalgic for the movies, so I often look into the threads. As the people argue, they often cite quotes of the books. And nearly without exception, even with later books, I groan and feel put off by the writing. E.g. conversations, they never flow or feel natural for me. It all reads so bad. I know this ain't GRRM levels, but I just can't read this. And I got through Eragon back then!
So, since the latest frontpage post, this just got me wondering... Does JR have some specific style that I absolutely dont vibe with? Is the writing in general just bad and people praise it for nostalgic reasons? I cant think of any other book (granted I read only a few a year) that gets such reactions out of me. Maybe something like 50 shades of grey, but thats only from hearsay - The movies I was forced through were enough.
Im just so confused because even as a kid I hated it so much, and I never warmed up to the books. Instead, it only gets worse whenever I see some book excerpt.
