First heard this theory from another user’s comment and did some research, anyone feel free to piggyback with more info but I found this very interesting.
Recent wildfires in Canada have started almost simultaneously in different areas. Canada is planning to build two new EV battery plants in Ontario. Theory is that there are national protected forests where companies are planning to put cobalt mines, and intentionally started the wildfires to bypass or expedite getting permits for those lands. EV batteries and cobalt mining business have boomed recently.
There’s also evidence that the same could have happened in Idaho, the only location in the U.S. being used for cobalt mines currently. There is a stretch of land called the Idaho cobalt belt where companies have been applying for permits in the Salmon-Challis National Forest. Getting permits to put mines there has been difficult because of previous environmental disasters like the Blackbird mine which decimated wildlife in the area in the 1980s.
Last year in 2022 there were significant wildfires in the Salmon-Challis National Forest in the same area where there is already one cobalt mine.

The area I circled has a lot of protected forest and is where most of the fires are AND is where there's already a few cobalt mines. That’s also where the EV battery plant is going to be built.

tl:dr
A developer is finishing off an addition to the neighborhood that will become part of our HOA. They have submitted the Arch approval. But we want the developer to help with the neighborhood.
Long story.
Neighborhood started in 2004, houses selling by 2007, 2008 crash.
2012 new builds go up, community of just under 100 homes 97% competed by 2021.
The drama.
The original layout called for amenities. They are never built. Developer sub contracts / sells to builder.
Sometime between 2010 and 2014 our HOA, which is controlled and run by the builder, because turn over is not until 90% of units are built, sues the developer AND the builder (the HOA and builder are the same).
Out of court settlement is reached for 55k and some change split between builder and developer to HOA.
Developer maintains sections of land on a large lake (10+ acres) that is part of natural community amenities as well as an area that will be developed into 6 more lots once proper permits are pulled (complicated by grandfathered retaining ponds that are treated as lakes).
Our HOA (current day) does not have an official copy of the settlement but has emails from the developer outlining the settlement.
Per the settlement, once the final lots are developed all land including the lake access (currently only 9 houses on the lake have real access) will be turned over to HOA.
The developer has been "just a few months" from starting the 6 lots since 2016 when the HOA was able to push put the builder and take over.
Surprise, surprise, no money in the HOA when taken over. The money was spent on a side walk and a shelter on the lake property that will one day be turned over to the HOA and the work was shotty. The builder paid himself to do it.
Flash forward. It has finally happened. The land is all but developed and they have submitted a build request.
The 6 lots are ready and because a road was never finished the final 3 lots already under the HOA that had never been built on were bought back from the OG builder and are part of this Arch request. So 9 total new houses.
This is a culdisak added into a private road, gated community.
Our community is small and we need some work. Terrible previous boards and no funds means:
The roads need a seal at minimum. Could use full redo. Huge cost We have a storm water box collapsing in the front. Huge cost. We would like to redo all mailboxes and street signs. Small cost The gate needs repairs. Small cost
The new build section has a nice new road but I feel like the rest of the hood will hurt sales especially since you have to drive through.
I'm in NC so we have to provide easement but this is still a private road.
Can we as a board hold the Arch request hostage until we get something out of the developer?
So far they have offered nothing. They have no plans to offer. They had lifetime easement to build in the section that is not currently owned by the HOA and they did not even try to reach out before starting work (caused some drama by draining 8 feet from the lake at the start of spawning season ruining the fish nests this year)
Do I get a lawyer? Can the board negotiate this? We have a mgmt company but they are 0 help.

2023.06.09 19:30 Panic-Panic-Panic (US) Spending more than what we are making – what's the best route to stop drowning?
Between poor decisions, hours cut due to the pandemic, and just being down on our luck, my family and I have found ourselves absolutely drowning in debt and bills. On paper, we make a lot of money, but we are spending way more than we are bringing in. After taxes, health insurance, FSA, etc. we bring home a little over $7,100 monthly. Last month, we spent over $9,100. Holy shit.
Here is a breakdown of our May finances:
Daycare | $2,235 |
Rent | $2,056 |
Debt | $1,800 |
Car | $1,500 |
Groceries | $560 |
Utilities | $341 |
Food | $290 |
Entertainment | $160 |
Daycare – We just put a deposit down at a daycare that is $1,450/mo and will switch in August. The current tuition is about $450/wk, and it's over 35 minutes away one way (near my husband's old job). When we were planning for our kid, MIL committed to two days a week, my husband was off one day during the week, so we initially only needed care 2 days a week. This was discussed many times throughout the pregnancy. Since I've given birth, she's only visited
maybe once a month, never to really help out – just to see the baby. We started off with a part-time nanny that didn't work out. I tried working remotely while caring for our baby, but I felt I was neglecting both him and my job equally. Daycares in our area have a 2+ year waitlist and usually require a deposit of at least $3,000. Also, daycare was on my credit card which as of now has been maxed out and over the limit.
Car – We used to be a one-car family ($560/mo in car payments), but right before I gave birth my husband was absolutely panicking about me not having a car for emergencies with the baby while he was at work. He worked in sales and was consistently in the top 2 salesmen, so at the time it was feasible to get a second car, albeit not the one he chose. He ended up leasing one (trust me, this was a very sore subject in our relationship for a while) and now trading it in would land us in so much negative equity. I got in an accident a couple weeks ago (not at fault), so now the value on the other financed vehicle dropped. This bucket also includes replenishment for tolls which I've now removed from autopay.
Debt – Yep. It's a big one. We lived in a state with a slightly lower cost of living, and my husband's employment was severely affected by the pandemic. We accumulated a lot of debt. Some of this is furniture that has no interest, but a large chunk is credit card / personal loan debt meant to keep us afloat. The personal loan initially was to consolidate student loans and a much smaller credit card debt.
Groceries – This includes baby and pet supplies. We only shop at cheaper grocery stores like Aldi.
Food – We absolutely need to get better at just cooking. We just feel like we're hardly surviving with the sleepless nights and long workdays.
Entertainment – Normally this is only $24 for streaming services, but we did celebrate my first Mother's Day.
Like I said, I do acknowledge that a lot of this is consequences of poor decision making. In January, we had a pretty solid snowball debt payoff plan, we deleted our food delivery apps, and we really tried to cut down on spending. We don't go out and try our best to keep our spending to a minimum. Unfortunately, the economy hit car sales pretty hard and while my husband was consistently a top performer across multiple dealerships it was still not enough. He finally got a job with much better hours and consistent pay. But in the last two weeks alone, we've had to pay for bed bug treatments, emergency vet bills, and the insurance deductible from the accident (not at fault and the other party has insurance, but they went through mine first then are pursuing his? Idk it's all been a headache). And yeah, as you can guess, the credit card became the emergency fund.
So – what's the next step here? Another personal loan? Credit card balance transfer (no idea how that works)? We're trying to sell as much as we can but that's just a temporary fix.

I was looking for properties near me and couldn’t find anything but I found 14 acres in will county Illinois, tinley park.
There’s no back taxes, the price is basically a used car, I’ve found it last sold in 2018 for $3500 and it’s $5800 now including closing fees… this was an auction.
There’s no tax obligation yet on the space, it’s just 14 acres sitting with everything around it developed for the most part. There’s been no tax obligation for 5 years and it’s able to be looked up on the county website.
Basically I don’t have a mentor and anyone I mention the idea to asks why I want to buy it and isn’t satisfied with asking what better way can you think of $5800 as an investment?
Looking up average price per acre shows $10,000 in Illinois.
So in theory I should own this land and just wait 10 years and someone will want it, the risk is there becomes a tax obligation but the history is no obligation

I am a CPA and currently work for a large real estate investment company that is a pension fund doing accounting. Recently, I got a job offer from a much smaller company but more senior role. The JD has more breadth than depth and I will be doing some Junior accounting work to some really senior level work. Because the company is not very well structured. The pay will be increased by 15% and the new employer will be replacing am employee with me.
Pro of Smaller company: - I will not only be doing property accounting but also corporate, consolidation, management and will learn the whole process of land purchase to development and then sale. - report to a director who is really smart
Cons - no reviews to learn about the company. Can't tell how the reputation is
Pros of currently company - large, good reputation - amazing corporate culture - higher pay than competitors
Cons - way to large and I am stuck with doing the same thing for the past 2 years - difficult to move up or to a different role
What would you advice? If the currently company gives me a 7.5% of the raise minimum, I will stay.

I just got an offer to be a Customer Success Associate (not manager) at a series C fintech based out of NYC with remote/hybrid options.
I’ve been working as a BDR for 1.5 yrs at a more late stage, I guess “flashier” fintech and have typically performed well in that role with 100%+ total quota attainment. I’ve talked internally about a move to AE there, but have recently started thinking that a full-on SaaS sales career might not be for me. Some frustrating changes with my role and company have kind of burnt me out on outbound, quota-driven sales, as well as turned me off to the company a bit. Plus, new AEs at my company are struggling a ton and not making much money.
So I started applying externally for AE and CS roles. Just about every AE role I applied to got back to me and pitched their SDBDR role, which I really don’t want to start over. Got one AE interview at it didn’t work out.
Did land in this one CS interview process and it went super well, the 4 team members I spoke with seemed to really like my personality and experience, even though it’s not directly applicable to the role, and then I got a job offer this week:
-80k base + annual bonus + equity (no commission)
-unlimited PTO with a 20 day minimum
-ability to become CSM eventually
My main concern is that I haven’t gotten a ton of info on the day-to-day of the role. Seems like a newer role in that dept and would be wearing many hats and they didn’t have a great answer when I asked. I also really hope it’s not just a heavy customer service role, but am not opposed to doing some of that.
My main questions:
-Does this seem like a good opportunity, especially for someone without CS experience?
-Has anybody made the transition from sales to CS, and are you glad you made that switch?
-I know it varies, but if someone could walk me through a bit of their day-to-day, that would be awesome.
-what areas can this career path lead to?
-how much of these type of roles is customer service?
I know this was a long post, but I’d appreciate any insight. This is a tough decision because it’ll be hard to do away with the skills and relationships I’ve built at my current company and jumping into something different. But I’ve also spoken with the CS team here and it sounds like they make way less than what I was offered to start out, and tbh money is fairly important to me.

Hello all, We have been fighting an uphill battle with PA American Water since their acquisition of our local sewer system. The township board of supervisors who agreed to sell in 2018 are all long gone. Since then water and sewer bills average about $300 a month for a family of 4. Prior to the privatization, sewer bills were about $80 a quarter and water about $45 a month.
There are other systems in PA facing acquisitions. In Butler and Towmencin township they are debating to sell their systems to PA American Water. If these sales go through, all customers in PA with this company are looking at yet another $30 a month increase. Since they need to maintain a profit, they will raise rates for everybody to appease shareholders.
Friday call to action - The following Memorandum has been proposed to repeal PA Act 12. Senator Judy Schwank has already signed on as a co-sponsor, however we need anyone who has a friend/family member out of county to call their senator and ask them to agree to co-sponsor. Call friends and family in PA and ask them to call their senator! The deadline for this is MONDAY (they are trying to get an extension). Please let them know they need to specify when they call (don't email) that their senator needs to sign on to the Full repeal that was drafted by Senator Kane.

Sabi ko na lang, syempre hindi ko naman afford mghotel at kung may ways naman para makatipid withou compromising comfort, why not. Marami naman matitino sa airbnb eh.' Honestly, pinagipunan ko to ng maraming buwan to fulfill this dream with research kung san magkakalapit na tourist spots, mgkno ggastusin, mga food na ittry. Sorry kung eto lang nakayanan ko, gusto ko lang naman maexperience nila habang hindi pa sila senior at mejo malakas pa. Kung mayaman ako, I also want what's best for them.
