What to replace these fans with?
Seller photos. There's plenty of recessed lighting so I'm not sure if putting in hanging light fixtures or lowelarger fans would be better. The room gets a ton of natural light as it is.
Also, thoughts on hard wood color? Wife wants darker but I'm not sure how well that would match with how light and airy the room is. We plan on putting in a white media console and our new sectional will be light gray. Thanks!

Hello! I'm trying to move back to north NJ but I'm having the hardest time trying to find an apartment (having a dog even though she's small doesn't help). I was just wondering what everyone else uses to find apartments.
I've tried NJMLS.com, zillow, an apartments app, craigslist, and FB Marketplace - last two always feel like scams. I saw a place I liked on FB and the guy kept insisting I pay him $60 to get an application before even seeing the apt.
Any suggestions on where to look?

Hey everyone,
I have a friend planning to move to the North Jersey area in December and was curious if anyone had any advice for finding apartments. I grew up in North Jersey so I know affordable apartments, especially in the northern part of the state aren't easy to come by. His job will be in Totowa so I'm helping him look for places in the Passaic, Essex, Bergen, and possibly parts of Morris county. His job is going to pay him $25 an hour and he doesn't have many expenses, however, I worry he won't get approved by most complexes as they tend to require your monthly income to be 3X the rent. (FYI Most places I have found he would be under the income threshold) Also trying to avoid unsafe neighborhoods, I know there is always debate on what is considered a safe vs. unsafe neighborhood so I won't list specific towns, but I am sure we can all agree on certain areas that should be avoided for new residents of the great state of New Jersey.
So far I've checked realtor sites, apartments.com, facebook marketplace, NJMLS, and Zillow.
Hope this information is enough and I would appreciate any feedback thanks guys!

I'm basic at making websites. I would like to make a site for my realtors that inputs the mls number

and populates a result with all the images shown and downloadable. They constantly need to download their old listings and don't save their photos.
The only variables are:

Hello,
First time home buyer here! So I am trying to find a home in Northern NJ (Essex, Union Counties mainly) I am not finding that sites like zillow and realtor reliable. I am looking for a multi-family about 4/5 bedrooms 3 baths or with the potential for 3 baths finished basement for under $400k. I didn't think that it would be this hard but houses that I have asked to already have several bids. Can anyone recommend any other sites to help me find new listings. I am now using NJMLS which seems to be quite accurate as to what is currently available. Any help would be great!

I went on the wiki and tried to use the NJMLS website but nothing came up and seemed sparse when looking at already leased apts. Zillow and apartments.com seem to do the trick but most of the listings are for the bullshit luxury apartments that apparently try their hardest to eat your sec deposit and charge you cleaning fees. Are there any good rental agencies? I'd rather go through one since I've never spent anytime in NJ before.

I've lived in Manhattan for 10 years now, with a brief period of living in Los Angeles in between. When I moved to LA, I rented out my co-op apartment in NYC and (as advised by my broker) listed it as a no-fee apartment, meaning that I as a landlord would pay the broker fee.
I'm selling my place and moving to Essex or Hudson County. I contacted a couple places on njmls.com and both so far said that it's the tenant's responsibility to pay the broker fee and it's non-negotiable.
What's the "normal" situation in NJ, do tenants pay the broker fee or do landlords pay it?

I tried using a random one but every time I pick a house on NJMLS they tell me oh the other agent isn't picking up or they missed the offer deadline by a day or they're not accepting any more offers etc. Then they show me non foreclosed houses that are not to my liking. I specifically told them I want a foreclosed house because from what I've seen they fit my lot size and house sq ft needs since I can fix it up with my dad.

2016.11.16 20:42 yagnit NJ: Selling a condo without a sellers agent

We'd like to list an expensive (1MM+) condo for sale. And, would like to see if we can list it ourselves (to save on listing fees).
We have some experience in buying smaller properties directly from other owners but never with selling a property.
A few questions:
  1. How can I find out if there were other condos in our area that were recently sold without the help of a seller's real estate agent. (tried njmls/zillow/fsbo to no avail)
  2. We'd like to try and sell it ourselves, and then revert to a real estate agent if it sits in the market for too long. Are there any pit falls we should watch out for?
  3. We're ok to work with buyer's agents but want to advertise that the price is negotiable if the buyer approaches us directly. Does this sound ok?
  4. Do buyers agents bring buyers to a property that is directly listed by a seller, or do they prefer showing their clients properties that are listed by other agents?
